What to look out for when buying a new home

Homes that may present weather tightness issues 

  • Wall cladding systems too low to the ground allowing wicking into the framing system causing rot
  • Pre 2004 build relying on silicone to seal the joinery extrusion 
  • Complex roof designs with no eaves or soffits
  • 2 level complex with no control joints 
  • Canterlevered balconys and tiled floors with no drainage paths 
  • Enclosed or consealed gutters 
  • Inadequate ventaltion for timber floors 
  • Flashings above windows and doors missing 
  • Wall to roof junctions
  • Cracks around the fibrolite cladding system

  • Internal gutters not cleaned allowing rust to start
  • Hip and ridge tiles not re-pointed
